Summary of Essential Functions of Job:
Completes all maintenance requests in an expeditious manner. Coordinates activities daily with Maintenance Supervisor.
Performs preventive maintenance on exteriors touch up paint, stucco, wood repair, A/C coil/filters, smoke detectors, flush hot water heaters, irrigation checks and electrical checks.
Performs grounds maintenance including picking up trash, cleaning hallways and pressure washing. Changes locks and replaces keys.
Minimum Qualifications Required:
Skills: Must be capable of operating standard tools, and able to receive and follow detailed instructions.
Knowledge: Plumbing, Electrical, and Appliance Repair. HVAC repair (certification required).
Education: High school diploma or GED. Must be HVAC, EPA certified for the level of work required.
Experience: Experience should include air conditioning, appliance repair, pool, carpentry, plumbing, painting, masonry/concrete repair, electrical, and roofing.
Other Requirements: Able to lift 80-100lbs in various forms with assistance, operate manual machinery, and stand for extended periods of time. Must be able to climb stairs regularly. Must be knowledgeable and comply with all Fair Housing and ADA laws and regulations. Must have a valid driver's license and be able to drive. Must be willing to work evenings or weekends (on call) in the case of an emergency.
